Lease Option
We purchase houses that first time buyers would want to have and be proud of and we lease it to you. When you are ready, you can buy it. We have a large inventory of houses that we have acquired, renovated, and in move in condition. You can move in immediately and enjoy your home with a very small down payment that we will gladly accept but that a regular lender would reject. At the same time, we will give you the right to purchase the home at a future date while living in it for the time being and enjoying it and riding the appreciation.

What is a lease option?

This basically means you are leasing or renting a property with an option to buy it at a future date. The future price of the property is usually fixed at the time you sign the lease option contracts.

Usually there is an up-front payment of some amount to purchase the option. The amount can vary. Sometimes the monthly payment is larger than normal and the excess is used to purchase the option. In some cases, the option money can be applied toward the down payment for the later purchase of the home.

What risks do a lease option hold for the buyer?

Just like a forclosure, the risk associated with a lease option only occures if the lease optioner fails to make his or her monthly payment. Individuals will lose their option consideration funds if they faily to make their payments. However, unlike a forclosure, the individual will not have their credit affected.

What benefits do a lease option hold for the buyer?

I'll give you one recent example:

A couple got involved in a lease-option some time ago, just before the real estate market turned. As a result, by the time the option was about to expire the home was worth much more than the option price. They exercised the option to buy and sold the house in a double-escrow, pocketing a tidy sum. Of course, they could have simply bought the home, but they still could not qualify for the home loan.

 

Sweat Equity
Do some of the repairs yourself. For those that are capable, this is a viable option. We will buy a home that is in need of some tender loving care and you can fix it up. When you are done, you use the remaining equity that you worked for to get a loan on the property.
